If you want to use it as an app server port you don't check off the SIP tick box. It's not using SIP. I think it's using Minet when it's an app server port.

In your template you need to check off "Include Primary phone". As soon as you check "Include primary phone" the "Use Extension Number for Mailbox " will ungrey and now you should be able to use the import to assign the mailboxes.
Go to your attendant console and make sure they aren't being restricted by the console. I think the default system option is to automatically put the room phones to internal only. You can change that in the system options.

I think a kwbMitel original idea of a ring group would work with a slight tweak.
To get the night control to work, create a phantom analog / virtual / trusted IP device (depending on software level). Whatever you want to call it. Eg. Ext 600.
