question regarding MLS databases

Recently, someone came up to me asking if I could look into MLS ( multiple listing service ) programing for them. I've done a lot of looking around (web searches, code sites I usually check out, etc) and can't seem to find stage 1 to start at. It's all just companies selling software.

Basically, what I need to know is if these databases are all based on some kind of standard, or if they're all proprietary and different. If they are proprietary, do they seem to tend towards SQL or some other standard for storage/accessing or do companies write their own database software?
