Office XP SP3 problem

I have been trying to apply Office XP SP3 and have a problem with it "sticking". The upgrade goes through all the motions, no errors, even end with update complete. However when you look at the version, it still says SP2. even after a reboot. If you try to apply it again, it says it's already applied.

I was logged in as administrator.

Is there a way to uninstall this SP without removing the whole office suite?

I did have a PC that had both Office SBE and Pro version on the same box. I had to remove one of the suites, then the update worked.
