How long (yrs) would you keep a brand New DELL PowerEdge server before replacing it? Is their a tool that can be used to predict the MTBF?
 
well, depending on what the server is used for, but general file server, 3-4 years...And no there is no reliable way to tell what any MTBF is in any electronic device.
 
We shoot for a 5 year life span. That is when we begin planning on retiring it (some servers may stay online longer, depending on how motivated we are about migrating it).

The server is a file server, sql server, internal DNS, has external DLT tape backup drive, and Domain controller in one. over 3 yrs old since it was staged and put into production. there's a backup machine with same specs but that's also about the same age as the production machine. Do you usually lease servers or own?
