Anybody have tips about use Microsoft project to control activities that aren’t be in a normal project structure (maintenance tasks for instance)?

You can use Project to handle maintenance tasks a couple of ways. Using the "Insert" menu you can enter recurring tasks, or just schedule a series of maintenance tasks. Just put in the appropriate resource(s) and predecessor(s). No real magic to it.
