IP Office with Doorking 1812 1

I have a client with existing Doorking 1812 and Avaya ip Office. IP Office died. Installing a new IP Office, so, am testing Voltage from everything I plug in to make sure I don't fry the new one and I get to the DoorKing. I'm getting 64 VAC Constant and it bumps up as expected to 90 and a little over 100 for a split second so the bump is within tolerance, but 64 VAC at all times? DC is almost non existent. I hook up my butt set and get a pretty high MA reading too. when I go off hook I get a wicked hum and then it levels off to none

Your help is always appreciated. you guys have been a big help in the past so I'm hoping for a good answer.

I think the DoorKing is broken - I sure wouldn't connect anything to an IPO that had constant 64VAC. I assume this is intended for an analog trunk position on IPO - sounds like the ring generator is stuck on. Good luck.
