Folders Properties Total don't match Drive space used

I've a drive where I have a big mis match between space available on the disk and the size of the folders on it.
I've checked there's nothing in recycler and the hidden system files, but can't find where this space it.
The only other maybe significant thing is that the drive has SQL databases on it, but they aren't hogging space as far as I can tell.
Does anyone know where all the additional space may have gone?

I think we've sorted it now and yes we had checked for hidden and system files - the space was being used by one of the applications, but treesize didn't see it for some reason, I'm guessing permissions, but I'm going to have a look at the tools suggested on the link as they might do what treesize can't
