Cell Tower Co-Location On Hospital

We have a current co-location agreement with a cell carrier and after reviewing the agreement, it's evident that we are not getting the good end of the deal. The carrier is utilizing our last bit of electrical expansion and the area on the roof has a tendency to leak where they placed their tower. The money that we're getting is not worth the trouble.
Long story short, we have another carrier that would like to co-locate with us and I would like to review the agreement to see if it's fair. Is there a resource to look at the market's going rate for cell tower co-location. Also, in our hospital, we have a number of dead cell spots where there is no service. Would it be out of line to request some sort of repeaters in our areas of weak signal strength?

I did cell tower work for all of the major carriers. Most of the companies or people, if it is on private land get about 3-4k a month. Ask for anything and they will give it to you. They spend thousands on getting it passed thru zoning etc!
 
if its a deserible spot and two carriers want it I say auction it to the highest bidder with bidding to start at the min you feel is worth your while .

I dont have a clue as to the $$$ figure but if you think 3500 per month is the low end , contact both and lay it out
 
In our part of the country (New England) cell arrays were leasing for about $5k+ per month in a desirable location. Most cell towers support mutliple arrays and rule of thumb is about 10ft of stick/tower per array. For instance if you have a tower that supports 5 arrays, that is $25k+ per month fully leased. This is why there are private companies in the business of developing cell tower locations. I would advise any private property owner or business to find a partner to fully exploit the location. You provide the location, they provide the tower and infrastructure and you both share the proceeds from leasing tower space.
 
There is also the responsiblity of making sure all codes are up-to-date and maintained for the site. Otherwise it will bite you in the end. If not the liablity can be costly!
