AV over Cat5 balun

i've been meaning to run Cat5 from room to room to distribute AV signals... but i just can't find these AVoverCat5Baluns here in the philippines... so i thought... why not make one. does anyone have a diagram for a do-it-yourself AV over Cat5 Balun? what components are there inside a balun?
 
A balun is basically a matching transformer, from what I understand. In your case, you need to terminate the AV signal at 50 or 75 ohms, and the Cat5 is designed around a 600 ohm terminating impedance. The question I have, though, is if you are carrying A/V signals, why not run A/V cable instead of Cat5????
