I have the same problem. It also has an issue with power point attachments. I installed a newer version of AV that was provided by Symantec. It was better but not perfect. I then changed the default rule to "log only" so that I was not blocking valid attachments.

Are you serving up multiple domains on this server? If so, in order to access OWA, the user needs to have a valid email address for the base domain.
What we did was turn of relaying, but required our outside users to authenticate. There is a checkbox in the same window that you turn off relaying. We then setup a generic username and password that we provide to our external users. They enter this information in the outlook or outlook express...
