What is a fair price

Hello All,
I have fiber running between my two buildings. A tenant is going to be occupying one of the building and has requested to use my fiber for their own personal use.

Now, my company paid for the fiber, and although it is unused, we don't want to give it away... So my question is what's a fair cost would you charge for using existing fiber.

I have actually been in a similar position to this. As we would not be using the fiber, we gave the other company free use of it, with the understanding that they were 100% responsible for the maintenance and upkeep of it and at the point they moved in and moved out, we tested it to make sure all was ok. My company was making a fair profit from the rental agreement and did not see the need to nickel and dime the other company to death.
