Website won't respond, needs to be refreshed

I'm running Win2K3 SBS with ISA 2004. I'm also running dynamic DNS through zoneedit.com. I have a problem with the websites that i'm hosting (just 2 of them). They are very simple websites, no java, no scripts, just a few simple pages. The problem i'm having is when I try to go to the sites, I always get a "page cannot be displayed" or something like that and I have to F5 or refresh a few times for it to come up.

I'm just trying to figure out why there is such a delay and it has to be refreshed. I just would like to make the sites a bit more reliable.

I'm not sure what you mean by "using the SBS websites such as Exchange and RWW".

I'm using IE or Firefox, both have the same problem.

I'm sure this is probably my server and how it is reponding to the site request. I'm also using port re-directing (port 80 to 8008) not sure if that is also a problem. Could it be that i'm doing Dynamic DNS and Port re-directing, both on the same site?
