Website Cost Estimation

Hi,
I am fairly new to doing estimates but I have done several years of software and web development. However , I am now given the opportunity to do some contracting and need to provide cost estimates. However , I am finding it difficult to do this and I don't want to give an estimate to high.
Can anyone give any tips , formulas or urls to point me in the right direction ?

Dear power97,

Keep all new work at a profit margin of 30% to 35%, no exception.

Any referred work by a client lowers their GPM by 1-2% points the next bid I do for them.

Do your homework on the bid and keep any unsceduled adds to a minimum-the customer hates to pay for stuff they did'nt think about.
