Unload button on Home Directory Tab, IIS .40

I am running IIS 4.0 on NT 4.0, SP6a. Under the properties of the web site, under the Home Directory tab, there is an Unload button in the Applications setting. On my servers it is grayed out.
I cannot find any documentation on what this button is used for or what setting needs changed to make it available (not grayed out).

Does anyone have any insight on this button ?
