Each person is motivated in different ways. Learn what works with each individual, and then apply it. What works for one will not work for all, take the time to find out and do what works for each person.
Try caring about the person, showing it, and consider it your job to serve them, not the other way around. Teach them by example to serve others, and consider others needs and desires by example. If you show them how to serve others, they may just serve others with their technical abilities. Take responsibility when failures occur, give credit when success is achieved.
Finally, if it is your job to motivate and retain them, and you do not succeed, change what you are doing. If it is your job, and it is not happening, take responsibiity for that, and do not blame them. Form trusting, respectful, empathetic relationships that go both ways. Treat them like they are better than yourself, and remember, HAPPY FEET DANCE!!
