Terminal Services Gateway server is temporarily unavailable

I am running an sbs 2008.
I have an issue for ts gateway manager. Trying to connect from outside of the network i got a message
"This computer can't connect to the remote computer because the Terminal Services Gateway server is temporarily unavailable.
Try reconnecting later or contact your network administrator for assistance."

According to the ms ( here is what i have to do

Run Fix my Network Wizard (this step should fix everything except creating registry entry if that is missing

Done it

Make sure we have 443 binding present with proper certificate

Done it

Manually create the registry key HKLM\Software\Microsoft\Rpc\RpcProxy\Website with the value "SBS Web Applications"

Done it

Manually remove 443 binding for Default website -- 443 binding is assigned to Default Website when you click
"Configure IIS Settings for TS Gateway" in the TS Gateway console.

Trying to remove the binding from the default site it also removes the certificate from tsg . When i install again the certificate
the binding appears again in the company web site. So, i am in..some-kind a "loop"
I tried to remove it manually from the applicationHost.config but i get the same result. Any time i delete the binding from the
companywebsite the 443 port i "lose" the certificate from tsg
Is there any way to remove it finally this binding and get starting the tsg ?
Any help would be appreciate
