Patch 3 Installation Problem

I'm having a problem installing epo 4 patch 3.

I have the zipped patch, and extracted it to a folder on the server (C:\downloads\mcafee\patch4)

I run setup.exe from that folder.

Patch installation starts. It prompts for and checks and accepts accepts my global administrator username and password. It tells me it has enough infor to start copying the program files. The tells me that it is configuring my new software installation, and then immediately throws up a dialog that says:

Now, as I said at the beginning, I unzipped all the files to C:\downloads\mcafee\Patch3 and epO400.msi is definitely there.

Anybody got any ideas as to what the problem amy be, and how to fix it? A quick perusal of the McAfee support sites and Google doesn't seem to throw anything obvious up.

Additional info:
I'm logged in with an account that has local admin rights (actually full domain admin rights).
OS is W2K3 SP2
ePO is 4.0, currently unpatched
Backend DB is running on MS SQL Server 2005 Express
 
is the user directly member of the local administrators group? this is the first thing i can come up with.
otherwise re-download the patch and extract it. make sure you use a ZIP programm and don't use the WIndows extractor.

i haven't used patch 3 yet so i have to test this when my test server comes back available.
 
Thanks for your input. Sadly, I have already tried all your suggestions to no avail. I'm sure it'll turn out to be something irritatingly stupid
 
have you checked the logs in %temp%/McAfeeLogs ? it is most usefull in these cases
if the information as above is the only logging available it becomes somewhat vague.
