Multiple Crosstabs - possible to exclude some data from one

I have a report that includes all spaces finally set up how they want it. I did a crosstab to summarize some points at the end.
Today I've been asked to do another summary on the same page, but of only space is less than a certain size.
Outside of creating a formula for each metric that is zero if the size is over our threshold and crostabbing those, I'm drawing a blank on how to do this. The sorts they want on the detail preclude me from creating a group to split the two groups of spaces.

What do you mean by "spaces"? Also don't know what metrics you are referencing. Please identify the fields you are using, along with their datatype, and show some (mock) sample data that illustrates what you mean.
