Mirroring a WEB site or whole IIS

I have a win2000 server with IIS 5 and another one in different place (out of US) I would like to mirror WEB SITES on these servers when I edit the page on one of them it should sync to the remote one (ONLY THE CHANGE) instantly or atleast in a scheduled time is tahat possible with IIS or should I use a third party product

with Win 2k Advanced server you can cluster the servers, Other than that You'll need to look into 3rd party solutions.
