How would you track down what is taking up space in the Mailbox store?

Keep deleted email and mailboxes set to 0 days
The priv1.edb is 4.8 GB and priv1.stm is 0.9 GB and yet, from the Exchange System Manager, the 30 odd Mailboxes contain only 2.3 GB.
After overnight online defragmentation I sometimes get 100 Mb of free space but no mater how often I ask my users to delete attachments and empty the "deleted items" the priv1.edb gets bigger. I assume that offline defragmentation will only reclaim the free space in the database reported after the nightly maintenance, which is not much.
Am I right?
Or would an offline defragmentation help?
What would you do?
