mail leaving queue but arrives to client minutes later

Hi,

I have a silly problem. I have setup multiple smtp servers. they all work fine. but this particular one is taking couple minutes to get to the recipient, more like 4 to 10 minutes.

All my other setups are very fast (i understand that it goes through blacklist check, etc).

I setup my dns on the server to my isp's dns ip addresses. I tried to setup a local dns service, but it's no go. So I tell my email server to use the router (192.168.1.1) for dns queries. my mx record is pointing to my email server.
does anyone has any idea?
I have been messing with all kinds of settings.
I currently use hMailserver for my smtp use.

I'd be looking through message tracking logs and what the time stamps say.
