Intercom Systems

Dont have the entire specifics or have I evaluated the system age , condition , etc.

Im seeking advice from someone on troubleshooting an apartment style intercom system.

My suggestion, if it is a unit you are not familiar with, would be to get a manual or other documentation that provides specifics about the unit and its operation.

Several methods:

1. Look around for the name of the contractor that installed the system. Many times there will be a business card taped to one of the main system components. Unless this contractor is out of business, unreliable or over priced they will be your best source for repairs, upgrades or replacement.

2. Google the manufacturer and see what resources are available. Everything from distributors, contractors, installers and documentation might be a few clicks away on the web.

3. Check connections and power supply. These ate the two main reasons electronic systems don't work.

4. Post the make and model here along with a good description of the problem. There are quite a few knowledgeable people here that might be able to point you in the right direction.

I have a walk through scheduled tomorrow with the building owner.

He added that the system worked fine 3 months ago, now when its used there is a buzzing. he also stated that there are somewhat different symptoms throughout the system. Sounds like a bad ground or PS...?

In my experience, buzz on intercom connections is usually caused by power cables crossing or running parallel to your communication cables. You want to keep them as far apart as possible with minimal contact between cables.
 
Check ALL the grounding and if you can, check on how close power cables run with the intercom cables
If the cabling has been done in a sloopy manner it will show you where to start looking
