how to use Nortel Dect 4027/4070 upgrade tool

Hello folks,
does anyone know how to use 4027/4070 upgrade tool?
This is a tool to upload the firmware for Nortel Dect 4027 and 4070 model. I have searched Avaya/Nortel site but no luck. I have also requested Avaya Support but they are also having difficulty to find a document about it..
