Failed acquiring lock for Dbor error

Hello,

I have a Documentum server which rides on top of an SQL Server. Currently when I try to open the Documentum (which in turns go to the SQL Server to retreive the data) I receive this error:
Failed acquiring lock for Dbor
As it said, the Documentum couldn't acquire lock for the SQL Server. When does this kind of problem happens and what can I do from the SQL server side in order to monitor and fix this?

Start with the sp_who2 stored procedure and the SQL Profiler app.
