DLookUp is not finding the proper record

My DLookup is not finding the proper record. It seems to be working on the date part but the account comparison is failing....I cant see the problem...Anything jump out at you. Thanks



=DLookUp("[Notes]","Status Report Notes for BizDays","[Status Report Notes for BizDays]![Account_Relm] = & ' " & [Status ReportWith Business Days]![Account_Relm] & " ' & " And [Status Report Notes for BizDays]![Note_Date] = [Status ReportWith Business Days]![Transaction_Date]")
 
Nothing in particular, just a lot of unneeded table references. Youve already specified what table to look in - in the second argument. Try:

=DLookUp("[Notes]","Status Report Notes for BizDays","[Account_Relm] = & '" & [Status ReportWith Business Days]![Account_Relm] & "' And [Note_Date] = " & [Status ReportWith Business Days]![Transaction_Date])
