Cisco phone firmware change without Call manager

I want to load my Cisco SIP 8861 phone with the SIP88xx.12-1-1-12.zip firmware
which is supported on Cisco CUCM 8.5(1) and later
current software version in Cisco 8861 phone: SIP88xx10-3-1EFT2-0-3PCC

I downloaded de files and configured the TFTP/DHCP server with the files & XMLDefault.cnf.xml
on my windows machine and connected the phone with crossover cable to the laptop.
I reset the phone to factory default, the phone received a correct IP address with subnet mask
but the phone is not getting the necessary files.
The XMLDefault.cnf.xml file is edited with the loadinformation

Is your DHCP server set to give out Option 66 or Option 150 with the address of the TFTP server?
Does the xml file have the correct firmware filename specified?

The XML has some spurious text:

<loadInformation348 model="Cisco 7931">SCCP31.9-4-2SR2-2S</loadInformation348>f8861

The model line for 8861 lists 12.1.1.12

<loadInformation685 model="Cisco 8861">sip88xx.12-1-1-12</loadInformation685>

but the files listed as 11-7-1-17

The file listing for 12.1.1.12.zip is:

TFTP Server send sip88xx. 12-1-1-12.loads to the Phone 192.168.1.10, 1848 bytes
In phone Display the text upgrading firmware is visible and "please do not unplug power", all lights blink red on the phone
But nothing happened
 
I've seen it when the phone downloads the new firmware but takes a number of restarts before the firmware is applied.
I think the 8861 is a dual firmware phone so will be loading into the standby firmware.

It could be that CUCM will force the switch to the older firmware as it is not what it has as the default.
You can override the default firmware using the phone load name field on the device in CUCM.

I have built a separate environment apart from the CUCM, the phone connected to a laptop
with DHCP/TFTP software on it
I think you can't go back from 3PCC firmware to sip88xx12-1-1-12 or lower versions
