Can't open an Access mdb across T1

We have developed an Access application and placed it on a server in our other plant, which is in a different state than us. The users in that location can open it and use it however, since we placed it there, we get an error when trying to open it from a different state. We go to the file location, see the mdb, click on it, and then it returns the following error.

Windows cannot find 'N:\Paint\PaintBucket.mdb' make sure you typed the name correctly and try again.

The ip address we are attempting to connect with starts with 172 and the plant IP address in the other state uses NAT...192.

Any suggestions would be greatly appreciated. We have tried connecting with both a Vista machine and an XP machine and both come up with the same error.
 
You need a VPN tunnel between the sites but you will still run into issues as bandwidth will make it slow.
 
I think a few more details would help.

Can the users see the share but fail to open the mdb file or can they not even see the share?

Have you checked connectivity to the server with a ping by name and IP address?

On last thing - Access databases become notoriously unstable over slow links and with multiple accesses (over 20 ish) and can easily become corrupted - if possible a better long term solution should be sought.
 
Another couple of issues might be affecting it....

SMB signing might be slowing down access to the DB, investigate disabling it.

Another is SMB 2.0 vs the older SMB protocol. With older programs, I have needed to disable SMB 2.0, reverting back to the older version to get decent speed.
