App Builder error nmvclui.exe

I am receiving the following error in an application:

When I first try to open the file, AppBuilder tells me it has a recovery version, do I want to open? Then I get:

Assertion failed: (pItemSym->Variable!=0), file src\nmui\src\nmusrapp.cpp, line 3432.

At the top of the box, you see nmclui.exe

When the "ok" box is clicked, I get another error:

Abnormal program termination

The file shows that I have it locked. I cannot get it to unlock. Have tried going to the Nortel folder and deleting the file from the uprog, but that didn't work. Have rebooted the server as well (more than once).

Any ideas?

Are you trying to run the Application builder? It cannot be installed on the server itself, should be on another PC ( client ).
