    The issue has been fixed . The remote location just bought a new CVPN 3000 concentrator and it works just fine now. It could have been that the old IOS wasn't totally compatible with the PIX.... Go figure! Thank you all for your help.

    Thanks hinesjrh for the reply, but I thought that once the tunnel is established all subsequent traffic will go though it no matter what ports are open/closed!!! Maybe I'm wrong but I'll try your suggestion.
