I finally make it working. What is very funny, is the fact that SIP started to work with Networking topology set to None :-).
Now there is still a small issue:
If I call through that line and the other party hangs up without answering, the PBX doesn't detect that an keep calling. Finaly it...
The issue is on our side - NAT configuration on Avaya IP Office and firewall. Nothing to do with the partner... As I told - everything works fine without firewall. Anyway, thanks, I appreciate any help.

We have the following configuration of the network:
