Eliminate blank lines

I have a text box that list the name, address on a report using an expression. Unfortunately, sometimes it list a blank line where the second address (apartment number) is blank. How can I eliminate the blank line using a expression or is there another method of doing this?
 
It can get messy.

Use an IIF to select the info to place in the line(s)

IIF (Addr2 = "", City & ", " & State, And " " And Zip, Addr2)

then - you need to adjust the Following Line

IIf (Addr2 <> &quot;&quot;, City & &quot;, &quot; & State, And &quot; &quot; And Zip, Addr2), &quot;&quot;)


And So forth
